Know exactly when you can afford your next property.
DTI. LVR. Cashflow. Stress tests. A full financial engine for NZ, Australian and US investors — plus an AI that actually updates your plan.
One wrong purchase erases years of gains.
Most investors plan in spreadsheets that drift, or apps that track value without modelling serviceability. Then the bank says no, the rates move, the rent drops — and the deal that looked fine on the kitchen table suddenly doesn't.
Stackhold models the reality — your country's lending rules, stress tests, cashflow and the next decade of your portfolio — so you act with conviction, not hope.
Typical cost of buying at peak before DTI headroom lands.
Average gap investors miss between deposit-ready and buy-ready.
Times your spreadsheet gets stale before your plan changes.
How much can you actually borrow?
Three fields. Five seconds. A real answer — using your market's DTI and LVR rules. Then you'll see what Stackhold unlocks when you plug in the full picture.
- NZ, AU, US rules baked in
- Stress-tested serviceability
- No tracking, no email required
Everything you need to plan a portfolio, not just track one.
Six modules, one connected model. Change one number; the rest update.
The financial engine
DTI. LVR. Cashflow. Stress tests.
Live metrics tuned to your country. Gross/net yield, portfolio LVR, debt-to-income, stress-tested serviceability and exact borrowing capacity — all from the numbers you enter, all updated instantly.
AI that acts
Doesn't just advise — updates your plan.
Ask in plain English: "Add a $720k new-build at 6.2% IO for 5 years." The AI writes it into your portfolio, recalculates cashflow and DTI, and flags any lending breach — so you act in one place.
10-year forecast
When can I afford the next one?
Project portfolio value, rent growth, expenses and serviceability out a decade. Hit milestones automatically — next deposit, next LVR window, next DTI headroom — so you know the answer before the agent calls.
Run every property like a pro
Tenants · tasks · expenses · documents.
Self-managers stop juggling spreadsheets and sticky notes. Each property has its own tenancy log, maintenance task list, expense ledger (with optional receipts), document vault and key-date reminders — all in the same app that models the cashflow.
Your full financial picture
Income, expenses, liquid cash — not just the bricks.
Add personal income sources, monthly and annual expenses, and the cash you can actually deploy. Your owner-occupied home is modelled separately. The engine ties this directly to serviceability, deposit-readiness and DTI — so the next-buy date is real, not optimistic.
Selling strategy
Plan the exit before the entry.
Model sale proceeds, commission, payoff and cash released. Run disposal checklists (valuation, agent, pre-approval). Feed released capital straight into your next deposit.
Multi-market by design
NZ · AU · US. Real rules.
Not a US tool with other currencies bolted on. LVR, DTI, stress tests, rent period (weekly vs monthly), terminology (bright-line, 1031, negative gearing) — all native to your market.
Plan on the web today
Native iOS + Android coming next.
The full Stackhold experience runs in your browser today — same data, same numbers, same AI. Native iPhone and Android apps are in active development; your account and portfolio will sync the moment they ship.
AI that doesn't just answer — it updates your plan.
Most tools give you a chat window. Stackhold's AI writes directly into your portfolio, income, and cashflow — so your plan moves as fast as your thinking.
Yes — it fits. It lifts DTI to 6.3× (under 7× cap), portfolio LVR stays at 62%, and the new-build DTI exemption gives you headroom. Here's what I'll change:
- + Add property: Hamilton new-build · $720,000 · IO 5y
- ↻ Recalculate: DTI 5.8× → 6.3×, LVR 59% → 62%
- ! Flag: $58k short on deposit — sell unit B or defer 8 months
Structured actions, not just chat
The AI speaks a structured action protocol that adds, updates or removes portfolio items, incomes, expenses, tasks and checklists. Every action is previewable — you approve before anything changes.
Portfolio-aware by default
Your full context — properties, base equity, income, lending rules, selling strategy, tenant and task data — is available to the AI. It doesn't ask you to re-explain yourself.
Guardrails, not guesses
The AI enforces your deposit, LVR, DTI and stress-test rules. If a suggestion breaches a limit, it flags it loud — with an alternative.
Real rules. Native terminology.
Not a US tool with other currencies bolted on. LVR, DTI, stress tests and rent period — native to your country, editable per deal.

Frequently asked
Is Stackhold financial advice?
No. Stackhold is a planning and modelling tool. The numbers and rules reflect typical lender behaviour and public regulatory guidance, but every deal depends on your broker, bank, accountant and lawyer. Always take licensed advice before acting.
Do I need to pay to start?
No. The Free plan covers portfolio, base equity, income, cashflow projections, multi-market rules and built-in property management (tenants, tasks, expenses, documents). Premium adds the 10-year forecast, Stackhold Strategy and the Cockpit (Stackhold Assistant). You can upgrade any time inside the app.
How accurate are the lending rules?
We ship sensible defaults — NZ 65% investor LVR, AU 70%, US 43% payment-based DTI, plus stress-test buffers — and you can edit every rule per country. If your bank uses different thresholds, just change them and the whole engine recalculates.
Can I really manage tenants and documents in here?
Yes. Each property has its own admin space — tenancies (with start/end dates, bond, rent reviews), tasks and inspections, an expense log with optional receipts, a document vault for contracts and certificates, and key-date reminders. Stackhold isn't a tenancy-platform replacement (we don't collect rent), but for self-managers it removes the spreadsheet-and-sticky-note layer entirely.
Does it use my personal finances too?
Yes. You add your income sources, monthly and annual expenses, and your liquid cash. The engine uses these to compute real serviceability, deposit-readiness and DTI — so when it tells you the next-buy date, that number reflects your actual cashflow, not just the rentals.
